What Livia is
Livia is an AI-powered real estate platform that helps agents and their clients search, compare, and evaluate property listings. This policy explains what we collect and how it is used — in plain language. We may update this policy from time to time; the date above reflects the current version.
Information we collect
- Account information. When you sign up we collect your email address or phone number (and, if you use Google sign-in, your Google account email and name). Authentication is handled by Google Firebase.
- Profile and preferences. Details you provide during profile setup — such as your name, role, and home-search preferences — so we can personalize results.
- Search activity. Your searches and saved listings, used to improve your results and power features like curated shortlists.
- Usage data. Standard technical information such as request logs, used for security, debugging, and reliability.
Shared briefing links
Agents can share curated listing briefings with clients via a private link. If you open one of these links, your activity on that page is tracked and shared with the agent who sent it. This includes:
- How many times the page was viewed and time spent on it
- Time spent viewing each individual listing
- Thumbs up / thumbs down reactions and any feedback you leave
- Tour requests you submit
- Comments you post, along with the first name you provide
Comments and names are stored on our servers. Do not post anything on a shared briefing page that you would not want the sending agent to see.
Agent branding photos
Agents can upload a headshot and brokerage logo to brand the pages they share. These images are stored with our storage provider (Backblaze) and served through a content delivery network (BunnyCDN) from a publicly accessible URL — anyone with the link can view them. They also appear on briefing pages shared with clients. Only upload branding images you are comfortable being publicly visible.
How we use AI
Search queries and listing content may be processed by third-party large language model providers (via OpenRouter) to interpret searches, generate listing insights, and curate shortlists.
Service providers
We rely on a small set of subprocessors to run the service:
- Vercel — application hosting
- Neon — Postgres database (listings, share-link engagement, comments)
- Google Firebase / Google Cloud — authentication and profile data
- Backblaze and BunnyCDN — image storage and delivery
- OpenRouter and its model providers — AI search and curation
- Mapbox and Google Places — maps and location data
- Transactional email providers — sign-in links and notifications
Listing data
Property listings are sourced from MLS data feeds. Listing information is provided by third parties and displayed as received; see our Terms of Service for the full MLS disclaimer.
Your choices
You can update your profile at any time from settings. To delete your account or ask about your data, you can contact us. Agents can revoke a shared briefing link at any time, which disables further access.
