The service
Livia is an AI-powered real estate platform that helps agents and their clients search property listings, generate insights, and share curated briefings. By using Livia you agree to these terms. If you use Livia on behalf of a brokerage or other organization, you agree on its behalf too.
Acceptable use
You agree not to:
- Use listing data for anything other than identifying properties you may be genuinely interested in
- Scrape, resell, or redistribute listing data or platform content
- Attempt to bypass authentication, rate limits, or access controls
- Post abusive, unlawful, or misleading content in comments or shared pages
- Interfere with the operation or security of the service
Listing data disclaimer
Property information is sourced from MLS data feeds and other third parties. It is provided for personal, non-commercial use, is not guaranteed to be accurate, complete, or current, and may change without notice. Nothing on Livia is an offer to buy or sell property, brokerage advice, or a substitute for professional real estate, legal, or financial advice. Verify all details independently before making decisions. AI-generated insights may contain errors and should also be independently verified.
Shared briefing links
- Agents are responsible for the content they share, including the listings selected, notes, and any branding images attached to a briefing.
- Clients who interact with a shared briefing should understand that their feedback — views, reactions, tour requests, and comments — is visible to the agent who sent the link. See the Privacy Policy for details.
- Agents may revoke a shared link at any time; revoked links stop working.
Accounts and termination
You are responsible for activity under your account and for keeping your sign-in methods secure. We may suspend or terminate accounts that violate these terms, abuse the service, or create risk for other users. You may stop using Livia and request account deletion at any time.
Limitation of liability
Livia is provided “as is” without warranties of any kind. To the fullest extent permitted by law, Livia and Lab378 are not liable for indirect, incidental, or consequential damages, or for decisions made in reliance on listing data or AI-generated content. Our total liability for any claim is limited to the amount you paid us for the service in the twelve months before the claim arose.
Digital Millennium Copyright Act (DMCA) notice
The Digital Millennium Copyright Act of 1998, 17 U.S.C. § 512 (the “DMCA”) provides recourse for copyright owners who believe that material appearing on the Internet infringes their rights under U.S. copyright law. If you believe in good faith that any content or material made available in connection with our website or services infringes your copyright, you (or your agent) may send us a notice requesting that the content or material be removed, or access to it blocked. Notices must be sent in writing by email to: support@withlivia.com.
The DMCA requires that your notice of alleged copyright infringement include the following information: (1) description of the copyrighted work that is the subject of claimed infringement; (2) description of the alleged infringing content and information sufficient to permit us to locate the content; (3) contact information for you, including your address, telephone number and email address; (4) a statement by you that you have a good faith belief that the content in the manner complained of is not authorized by the copyright owner, or its agent, or by the operation of any law; (5) a statement by you, signed under penalty of perjury, that the information in the notification is accurate and that you have the authority to enforce the copyrights that are claimed to be infringed; and (6) a physical or electronic signature of the copyright owner or a person authorized to act on the copyright owner's behalf. Failure to include all of the above information may result in the delay of the processing of your complaint.

We may update these terms at any time; the date at the top of this page reflects the current version. Continued use of the service means you accept the updated terms.
